Lakeview Heights: Many homes here were built between 1970 and 1990. Expect cast iron plumbing stacks, aluminum wiring in some pre-1980 builds, and original single-pane windows. We specialize in bringing these homes up to modern standards without losing their character — and the lake views they were built for. Median home age is 35-45 years. Common projects: kitchen modernizations, bathroom remodels, window wall installations, and basement suite additions. Lakeview Heights has some of the best Okanagan Lake views in the city — our designs always prioritize them.

Glenrosa: Hillside homes with terraced lots and challenging access. We are experienced with the logistics of hillside renovations — material staging, crane access when needed, and erosion control during excavation. Glenrosa homes often benefit from deck additions and walkout basement suites with valley views. Many Glenrosa properties have steep driveways — we plan material delivery schedules and bin placement carefully. Many 1960s-1970s homes here are hitting their second major renovation cycle — we frequently open walls to find surprises (good and bad) and budget accordingly. Westbank's central location means easy access for our crews and trades — projects here often finish slightly faster than hillside neighbourhoods.

Rose Valley & Casa Loma: Hillside and ridge-top homes with some of the most dramatic views in West Kelowna. Steep access, exposed locations, and higher wind loads affect material choices and construction methods. We specify higher wind-rated roofing, reinforced deck connections, and appropriate exterior finishes for these exposed sites. Many Rose Valley homes are on septic — we coordinate assessments with Interior Health when adding bedrooms or bathrooms.

West Kelowna has specific building and permit requirements that affect your renovation timeline and budget.

Locally Coordinated

City of West Kelowna Permits: The City of West Kelowna building department operates independently from Kelowna. Permit fees, processing times, and inspection schedules differ. Typical residential renovation permits take 3-5 weeks for approval. We handle the entire process — application, drawings, revisions, and inspections. The City requires engineered drawings for structural changes, which we coordinate through our engineering partners.

Hillside and Slope Stability: Approximately 60% of West Kelowna homes are on slopes exceeding 15%. For additions or structural changes on steep lots, a geotechnical assessment may be required by the City. We identify this need during the initial walkthrough and coordinate the assessment — it typically adds 2-3 weeks to the pre-construction phase but prevents costly surprises.

Okanagan Lake Foreshore: Properties within 30 metres of Okanagan Lake may require a Provincial Waterfront Development Permit in addition to City permits. This applies to some Lakeview Heights, Casa Loma, and lakeside Westbank properties. We have experience with the foreshore application process and build the timeline into our project schedules.

Wildfire Interface Zones: Much of West Kelowna — particularly Glenrosa, Rose Valley, and Smith Creek — is in the wildfire interface. The 2023 McDougall Creek wildfire underscored the importance of FireSmart construction. We recommend and can install Class A roofing, non-combustible siding, ember-resistant vents, and tempered glass windows as part of any exterior renovation. Some upgrades may qualify for insurance premium reductions.

Water Pressure and Supply: Hillside homes in upper Glenrosa, Rose Valley, and Shannon Lake sometimes experience lower water pressure than valley-bottom properties. We test water pressure during the walkthrough and can specify booster pumps or pressure-balancing valves where needed — particularly important for multi-head showers and soaking tubs.
